Stamp duty and registration in Kerala
Since 2024 the stamp duty on a Kerala rent agreement of under one year is a flat ₹500 — it used to be ₹200. From one to five years the duty is worked out on the property's value, with a minimum of ₹500, so almost everyone keeps to 11 months.
Kerala runs its own e-stamping system through the Treasury and the Registration Department, not the SHCIL system used in many other states. You buy the e-stamp from a licensed stamp vendor; physical stamp paper is no longer issued. Print the agreement on or attach it to the e-stamp sheet, then sign.
Kerala's Buildings (Lease and Rent Control) Act applies in notified towns and limits the grounds on which a landlord can evict. A written agreement is still the best protection for both sides, because it fixes the rent, the deposit and the notice period in writing.
Rates are from public sources as of October 2026 and can change. Confirm the amount with the stamp vendor or sub-registrar office before paying. This page is general information, not legal advice.
