Is this legally valid?
Yes, once it is printed on stamp paper of the right value for your state and signed by both parties and two witnesses. The agreement uses the clauses found in standard Indian residential tenancies. It is a template, not legal advice — for an unusual situation, ask a lawyer.
Why 11 months?
